Preventive Maintenance on your Air Conditioning System

Why Preventive Maintenance is so important:

  • Problems can double operating costs
  • A refrigerant undercharge of only 10% can increase operating costs by almost 20%
  • A dirty evaporator, condenser and blower could increase electrical usage by 50%
  • Just 100th of an inch of dirt or film on an evaporator coil can reduce its efficiency by 5%
  • Proper care of your equipment can save you real dollars in energy savings

What's in a Central Carolina Air Conditioning Maintenance?

  1. Clean condenser coils (outside unit)
Value to you - Dirty condenser coils raise refrigerant pressure higher than needed, increasing your electric bill.  Cleaning the coil will keep your equipment at maximum efficiency
  2. Wax condensing unit.
Value to you - Waxing your outdoor unit is very similar to waxing your car. This process preserves the finish on your unit PLUS it makes it look better.
  3. Refrigerant charge checked by temperature differential/electrical demand on the compressor.
    Value to you
    - A low or high refrigerant charge can easily go unnoticed and increase operating costs. An improper charge can cause compressor shutdown.

  4. Motors and compressor electrical data. An electrical meter is used to determine the amperage (electricity being used) of the evaporative motor, condenser motor and the compressor.
    Value to you
    - Reduced electric bill. This check can also catch small problems before they become big problems.

  5. Blower wheels will be inspected and cleaned if necessary.
    Value to you
    - Dirty blower wheels reduce air flow causing longer operating time and increased cost. This problem can lead to lost comfort and compressor failure.

  6. Air filters will be cleaned or changed.
Value to you -Dirty filters restrict air flow. Reduced air flow reduces comfort and can cause damage to the compressor.

  7. Belts and pulley will be inspected and adjusted or repaired as needed.
Value to you -Loose belts and worn pulleys decrease air flow and increase operating cost. Fan belts crack and break with age.

  8. Condensate drain will be inspected and cleaned out.
Value to you - Clogged drains can increase the humidity level in your home. Clogged drains can result in extensive water damage to your home.

  9. Accuracy of your thermostat is checked.
Value to you - Improperly calibrated thermostats allow the unit to run longer than necessary.

  10. Ductwork will be checked for leaks and proper insulation.
    Value to you
    - Air loss through leakage in the ductwork can cost you up to 30% or more.

  11. Unit wiring and unit disconnect will be inspected. Loose connections will be tightened.
    Value to you
    - Worn disconnects cause blown fuses and can be dangerous. Loose electrical connection can lead to motor or compressor failure.

  12. Lubrication of motors and bearings.
    Value to you
    - Added life expectancy for expensive parts
